When moisture lingers in your home, it creates the perfect environment for mould. This 14-step checklist covers the practical prevention measures every Manitoba homeowner should follow.

1. Control Humidity Levels

Maintaining indoor humidity below 50% inhibits mould development. Use a hygrometer to monitor levels. Run dehumidifiers in damp areas, increase ventilation, and open windows when weather permits to reduce indoor moisture.

2. Improve Ventilation

Proper airflow prevents moisture buildup. Always run exhaust fans while cooking, showering, or doing laundry for at least 20 to 30 minutes after activity ends. Ensure dryer vents exhaust outside and are not blocked.

3. Fix Leaks Immediately

Small leaks create breeding grounds for rapid mould growth. Regularly inspect under sinks, around windows, in bathrooms, and in attics. Address any drips, stains, or moisture immediately rather than waiting for the next scheduled maintenance.

4. Use Dehumidifiers in Damp Areas

Focus dehumidifier placement on basements and crawlspaces. Set target humidity levels between 30 and 50 percent. Regularly empty and clean dehumidifier reservoirs to prevent bacterial growth within the unit.

5. Dry Wet Areas Promptly

Mould can begin growing within 24 to 48 hours in damp conditions. Clean up spills, condensation, and any moisture immediately. Pay special attention to areas around sinks, bathtubs, and refrigerator drip trays. If mould has already taken hold, our mould remediation team can help.

6. Avoid Carpet in High-Moisture Areas

Carpets trap moisture and organic debris that feed mould growth. Choose tile, vinyl, laminate, or sealed concrete alternatives for bathrooms, basements, and other damp spaces.

7. Regularly Inspect HVAC Systems

Change air filters every 1 to 3 months and schedule annual professional maintenance. Mould can grow within HVAC systems and circulate spores throughout an entire building if filters and coils are neglected.

8. Keep Bathrooms Mould-Free

Use a squeegee on shower walls after each use, run exhaust fans during and after showers, wash shower curtains every 1 to 2 weeks, and regularly inspect grout lines and caulking for deterioration or discolouration.

9. Use Mould-Resistant Paint and Materials

Select moisture-resistant drywall (sometimes called greenboard or purple board) in bathrooms and basements, and use mould-inhibiting paint designed for high-humidity areas. These products do not prevent mould but slow growth when moisture control measures are also in place.

10. Store Items Properly

Avoid storing items in cardboard boxes in damp spaces. Use plastic bins with tight lids, elevated on shelving to allow airflow underneath and prevent contact with any floor moisture.

11. Check Appliances for Moisture Buildup

Clean washing machine door seals after use and leave the door open when not in use. Empty refrigerator drip trays regularly. Inspect dishwashers for standing water and clean seals to prevent mould growth in hidden areas.

12. Ensure Proper Drainage Around the Home

Grade soil away from foundation walls at a slope of at least 6 inches over 10 feet. Clean gutters twice yearly and direct downspouts at least 3 to 5 feet from the house foundation.

13. Inspect Attics and Crawl Spaces

Look for water stains, condensation on structural members, and damaged or missing insulation. Ensure adequate ventilation in both attics and crawlspaces. Consider dehumidifiers for consistently damp crawlspaces.

14. Schedule Regular Mould Inspections
