How to Prepare for a Home or Building Asbestos Inspection or Testing

Share

Proper preparation ensures your asbestos inspection is efficient and thorough. Follow these steps to help your certified inspector complete a comprehensive assessment of your property.

Introduction

Asbestos inspections are essential for homes and buildings constructed before the early 1990s. Asbestos-containing materials are commonly found in ceilings, walls, insulation, and flooring in older properties. Prolonged exposure to asbestos fibres has been linked to serious health conditions including lung cancer and mesothelioma. Proper preparation ensures the inspection is efficient, thorough, and safe.

What Is an Asbestos Inspection?

An asbestos inspection is a thorough examination of a property to identify materials that may contain asbestos. Inspectors assess common areas including textured ceiling finishes, wall plaster and drywall, floor tiles and adhesives, pipe and duct insulation, and roofing materials. Where suspect materials are identified, bulk samples are carefully collected and sent to an accredited laboratory for analysis.

Steps to Prepare for an Asbestos Inspection

Following these preparation steps will help your inspector conduct the most thorough and accurate assessment possible.

1. Schedule a Professional Inspection

Book with a certified asbestos testing company. Confirm the scope of the inspection and ensure the inspector understands the areas of concern and the purpose of the inspection (renovation, sale, concern about damage, etc.).

2. Clear the Area

Remove personal items and furniture from areas where inspection or sampling will occur. Ensure clear, unobstructed access to attics, basements, crawl spaces, mechanical rooms, and any areas where work is planned.

3. Turn Off HVAC Systems

Shut down heating, ventilation, and air conditioning systems before the inspection begins. This prevents potential fibre circulation through ductwork during any sampling activities.

4. Prepare Building Information

Gather any available renovation documents, building permits, construction records, and previous inspection or abatement reports. Information about when various areas were last renovated helps the inspector identify areas most likely to contain original asbestos-containing materials.

5. Notify Household Members

Discuss the inspection process with other occupants and arrange for children and pets to be away from areas where sampling will occur. Inspectors wear protective equipment during sampling and the process is very low risk when handled by a professional.

What to Expect During the Inspection

The inspector will perform a visual assessment of all accessible areas, then collect small samples (approximately 1 to 2 square inches) from suspect materials using proper containment and protective equipment. Sample locations are photographed and labeled. Results from the accredited laboratory are typically available within 1 to 7 business days for standard turnaround, or same-day for urgent cases.

After the Inspection: Next Steps

If no asbestos is detected, retain the laboratory report and clearance documentation for your records. If asbestos is confirmed, your inspector will outline options including encapsulation, asbestos abatement, or ongoing monitoring with regular re-inspection. All remediation must be performed by licensed professionals in compliance with Manitoba workplace safety regulations.
