Initial air quality testing revealed spore counts exceeding 10,000 CFU/m3 in affected areas, with Cladosporium and Penicillium as the dominant species. Thermal imaging identified moisture migration in stud cavities behind finished drywall on both floors, totalling approximately 280 sq ft of affected assemblies.

A persistent roof leak over 18 months had allowed mould to colonise the HVAC system intake area and spread into two floors of drywall. Tenants reported respiratory symptoms. The building manager needed remediation completed without disrupting daily business operations.

Phase 1: HVAC decontamination and isolation. Phase 2: Floor 2 remediation (nights and weekends, 5 days). Phase 3: Floor 3 remediation (nights and weekends, 4 days). Post-remediation air clearance testing for each phase before reopening to tenants.

We installed 6-mil poly containment barriers with zipper entries and HEPA-filtered negative pressure machines on each floor before beginning demolition. Affected drywall was removed in controlled lifts, HEPA-vacuumed, and bagged for disposal. Structural members were wire-brushed, HEPA-vacuumed, and treated with a botanical-based antimicrobial approved under Manitoba's regulatory framework. Air scrubbers ran continuously throughout each phase.

All post-remediation air quality testing returned clearance levels below Health Canada thresholds. No tenant business days were lost. The building owner also used the project as an opportunity to add a membrane to the roof above the affected areas, eliminating the source.

Phased scheduling with strict containment is essential for occupied commercial buildings. Having a 24-hour support line for the property manager reduced anxiety considerably and allowed minor issues to be addressed before they escalated.
